不動産投資を始めると、多くの人が「毎月の家賃収入」や「利回り」といった目先の数字に目が行きがちです。しかし、不動産投資の本来の目的は、目先のキャッシュフローを得ることだけではありません。真の目的は「純資産を増やすこと」にあります。

今回は、会計の基本的な考え方である「PL(損益計算書)」と「BS(貸借対照表)」を使いながら、純資産とは何か、そしてそれをどうやって増やしていくのかを分かりやすく解説します。

まず、PLとBSという2つの概念を整理しましょう。

PL(損益計算書)は、一定期間の「収支の成績表」です。家賃収入から諸経費やローンの支払利息などを差し引いて、手元にいくら現金(キャッシュフロー)が残ったかを表します。これは日々の経営の成果であり、目に見えやすい利益です。

一方、BS(貸借対照表)は、ある時点での「財政状態を表すバランスシート」です。 BSは以下の3つの要素で構成されています。 ・資産:所有している物件の現在の価値 ・負債:銀行からのローン残債 ・純資産:資産から負債を差し引いた、純粋な自分の資産

つまり「純資産 = 物件価値 − ローン残債」となります。不動産投資の最終的な成功は、この純資産をいかに大きくできるかで決まります。

では、この純資産はどのようにして増やすことができるのでしょうか。方法は大きく分けて2つあります。

1つ目は、毎月のローン返済による「見えない利益」の蓄積です。 当社の最近の投稿「資産を強固にする見えない利益の秘密」でもご紹介している通り、入居者様からいただいた家賃でローンの元本を返済していくプロセス自体が、BSの「負債」を減らすことになります。負債が減れば、その分「純資産」は自動的に増加します。手元に残る現金(PL上の利益)だけでなく、裏側で着実に純資産(BS上の利益)が積み上がっているのです。

2つ目は、PLで得た利益(キャッシュフロー)の「再投資」です。 日々の賃貸経営(PL)で貯まったキャッシュフローをそのまま使ってしまうのではなく、次の物件購入の頭金や、現金での買い増し資金に充てます。これにより、新たな「資産」がBSに加わり、そこからさらに家賃収入が生まれるという好循環が生まれます。

このように、目先のPL(キャッシュフロー)ばかりを追うのではなく、長期的にBS(純資産)をいかに大きくしていくかという視点を持つことが、ブレない健全な賃貸経営につながります。

When starting real estate investment, many people tend to focus on short-term figures such as monthly rental income or yields. However, the ultimate goal of real estate investment is not just about securing immediate cash flow. The true purpose is to increase your “net worth.”

Today, we will explain what net worth is and how to increase it using the basic accounting concepts of “PL (Profit and Loss Statement)” and “BS (Balance Sheet).”

First, let’s clarify the concepts of PL and BS.

The PL (Profit and Loss Statement) is a report of your income and expenses over a certain period. It shows how much cash (cash flow) remains after deducting expenses and loan interest from your rental income. This represents the results of daily operations and is highly visible.

On the other hand, the BS (Balance Sheet) shows your financial position at a specific point in time. The BS consists of three key elements:

  • Assets: The current market value of the properties you own
  • Liabilities: The remaining balance of your bank loans
  • Net Worth (Equity): Your pure assets, calculated by subtracting liabilities from assets

In short, “Net Worth = Property Value – Loan Balance.” The ultimate success of real estate investment is determined by how much you can grow this net worth.

So, how can you increase your net worth? There are two primary ways.

The first is the accumulation of “invisible profits” through monthly loan repayments. As mentioned in our recent post, “The secret of invisible profits that strengthen your assets,” the process of paying down the loan principal using the rent paid by tenants reduces the “liabilities” on your BS. As liabilities decrease, your net worth automatically increases. Beyond the visible cash flow (profits on the PL), your net worth (value on the BS) is steadily accumulating behind the scenes.

The second is the “reinvestment” of profits (cash flow) generated from the PL. Instead of spending the cash flow accumulated from daily operations (PL), you can use it as a down payment for your next property or to purchase additional properties in cash. This adds new “assets” to your BS, generating further rental income and creating a powerful positive cycle.

By shifting your focus from short-term PL (cash flow) to growing your long-term BS (net worth), you can establish a robust and stable property management business.
